HELP US OPPOSE

  • EXTREME NOISE - MORE TRAFFIC - SIDEWALK LOITERING - PARKING ISSUES - EXCESSIVE LIGHTING

  • Daily hours of operation from 7am to 12 midnight with an unspecified legal occupancy for standing patrons since there is no Certificate of Occupancy.

  • Indoor bar & restaurant with seating for 80 on top floor

  • Rooftop with 3 outdoor padel courts and restaurant w/ seating for 74 people serving food and drinks

  • DJ’s & Private Parties year round

  • MEMBERS ONLY padel & health club, w/ $50 daily cover charge for the public to use the restaurant ONLY after 5pm

SOME FACTS

  • This application has been STRONGLY OPPOSED by Community Board 2, State Senator Brian Kavanagh, State Assembly member Deborah Glick and vast amount of nearby residents

  • The noise levels from padel courts is regularly 50-90 decibels - well above what is legal for public noise

  • The global standard states that no padel courts should exist within 100 meters(328 feet) of a residence. There are hundreds of residents living within that radius, many under 100 feet

  • There is NO LEGAL WAY for the applicant to fully enclose the padel courts & restaurant is fully open air

  • The building is surrounded by residential buildings, many with bedrooms facing the premises

  • The proposed rooftop bar and lounge would significantly increase the noise level experienced by these residents on a daily basis and late into the evening, and would also impact their ability to use their windows for ventilation

  • This project violates many NYC building codes

  • No meaningful building permits have been filed that are specific to this venue, despite the applicants reporting to the SLA that they have been

  • There is only one small parking garage nearby that is almost full and is not open 24 hours. Parking would be greatly effected
